Where the fees go

Airbnb charges hosts who use property-management software, as we do, a single host-only fee, and on our listings it's built into the nightly price rather than added at checkout. Vrbo charges travelers a service fee, included in the total it shows.

Book direct and neither platform's fee applies. If you still find the same home cheaper elsewhere, our price guarantee beats it by 5%. We don't publish a fixed dollar figure, because the gap changes by home and by date.

How to check the price yourself

Open the same home on Airbnb or Vrbo with the same dates and number of guests.
Go to the final checkout screen, where fees and taxes appear, and note the total.

When Airbnb or Vrbo is the better choice

You have Airbnb or Vrbo credit or a gift card to spend.
You want a large platform behind the booking. AirCover can rebook or refund you if the host cancels or the home is missing major features; VrboCare helps if the host cancels or check-in fails, for bookings paid through Vrbo.
You want to pay later. Airbnb's Reserve Now, Pay Later covers eligible US stays booked at least 14 days ahead, depending on the listing's cancellation policy.
You like keeping every trip, receipt and review in one app.

What booking direct looks like

Your quote shows the full total, including cleaning fee and taxes, before you pay.
Before arrival, you verify your identity and choose a refundable deposit or a one-time damage waiver.
Self check-in; your code is emailed before arrival.

Questions travelers ask

Is it safe to book a vacation rental directly?

It's as safe as the company behind the site. Check for a real local phone number and address, the same homes on Airbnb or Vrbo with matching photos and reviews, and a secure checkout in your own name.

Do I pay lodging tax if I book direct?

For stays under 30 nights, yes: Portland's lodging taxes apply whichever way you book, and they're in your direct quote. On Airbnb bookings, Airbnb collects and remits them. Stays of 30 or more consecutive nights are generally exempt.

Does Booking.com charge a booking fee?

Booking.com says it doesn't charge guests booking fees. The property sets any cleaning fee, and taxes apply.

What happens if I cancel a direct booking?

Full refund if you cancel more than 48 hours before check-in. Inside 48 hours the stay is non-refundable, unless the listing shows a different policy at checkout.
